Investment Details
The investment structure comprises five separable assets all contained within the property located at Lot 48, Jost Van Dyke, BVI, and adjacent marine lease. These are 1. Marine Services, 2. Wellness Center, 3. Hospitality, 4. Villas and 5. Hotel. An overview of each asset is briefly summarized below, and then further detail is provided within the corresponding imagery and text woven through the gallery below. Lastly, a high-level summary of the development implementation schedule is provided in tabular form at the bottom of the page.
1. Marine Services
The marine services asset comprises a charter fleet business, a regional ferry service, an overwater retail and dive shop, watersport activity equipment hire, and both standard and environmental marina services, ie, electric charging, waste disposal etc. While these services are prioritized to support the privately accommodated guests of the resort, they are also targeted at the self-accommodating yachting community and day visitors from the cruise liners docked at both Road Town Tortola (BVI) and Charlotte-Amelie St Thomas (USVI).
2. Wellness Center
The wellness center is physician-led incorporating both standard treatment rooms and remote specialist services such as hyperbaric chamber, imaging, Intravenous etc. The lower level is a full Nordic cave spa with sauna and steam rooms, and a series of cold treatments. The middle level retail space, which is connected to the public lobby comprises a plant-based medicinal apothecary that provides a vast array of products that support the overall wellness experiences and treatment modalities. As with the Marine Services business, the wellness center services are prioritized to support the privately accommodated guests of the resort, but are also available to the self-accommodating yachting community and day visitors from the cruise liners.
3. Hospitality
The Hospitality business is operated separately to the accommodation business, and incorporates the entirety of the food, beverage and event services and spaces. These spaces are split between those reserved for the exclusive use of the resort guests, ie, poolside restaurant with swim-up bar and function center, and those which are open to the public and/or marketed as destination events, ie, an overwater beach bar + restaurant, a hotel lobby bar + cafe, a floating bar + event space, two outdoor event spaces for large groups. Lastly, the hospitality business includes an extensive catering service of fresh products for the yacht provisioning market that are fully prepared for simple finishing or direct consumption on deck.
4. Villas
The private villa accommodation caters to the premium market and comprises 4 x two-level three-bedroom villas, each with private infinity pools. Each villa is a flexible configuration providing for usage as any combination of a single luxury villa and two separate self-contained bedrooms. This business is operated together with the hotel accommodation, yet owner benefit packages are specific to the villas.
5. Hotel
The hotel space incorporates 18 x individual suites that are operated together with the villas from a practical perspective. The rooms are similarly designed with adjoining room configuration options to allow group sizes from couples to families. The hotel accommodation product caters to the shorter term stay market and supports on-site accommodation for the event spaces.
