The Sarana BVI resort is located on the East End of Jost Van Dyke in the British Virgin Islands.

The approved resort is being developed as a benchmark example of climate resilient design, boasting Category 6 Hurricane sheltering and a range of sustainable design and operation features.

Sarana, Sanskrit for 'place of shelter', is named for the rare presence of all four mangrove species in the adjacent Diamond Cay National Park.

Strength and support are the hallmarks of mangrove symbolism, whereby the intricate root systems serve as a real-life parallel for grounding and resilience amongst life's storms.

INVESTMENT HIGHLIGHTS

Climate Risk Managed

The development design includes a range of climate resilient features that mitigate risk for operational, finance and insurance purposes, which underpin an outperforming risk-adjusted asset for the region.

In addition to the hurricane sheltering capability, the building is rated as Importance Level 4, meaning it is able to change modes in the event of a disaster and function as a center for emergency control co-ordination - for both private and public/community purposes.

The development is being delivered using the proprietary IRPD system, with the majority of the facility being pre-manufactured and certified on the US mainland and in Costa Rica under controlled conditions. Implementation is staged to manage technical risk.

Iconic Location

Jost Van Dyke is one of the smaller, less developed islands within the British Virgin Island chain, located only a few miles from the US Virgin Island of St John.

It is uniquely positioned as a practical US and UK border, thus enjoying the benefit of easy access to both markets and associated sea and air travel infrastructure.

Sarana BVI is located at the East end of Jost Van Dyke, immediately proximal to the world class pristine natural assets of diamond cay national park, green cay, sandy cay, sandy spit, and Little Jost Van Dyke island.

Innovative Investment Structure

The investment structure comprises stapled securities covering both the US and UK tax jurisdictions, and comprises a system of five separable assets, each with their own market focus and unique risk/return profile. Investors can choose to participate in any or all individual assets, including a range of highly tax-effective owner benefits options.

The structure also utilizes a series of hybrid finance and insurance instruments that optimize the benchmark climate resilient design and maximize the project's contribution to the BVI's commitment to the United Nations Sustainable Development Goals.

Revenue is diversified across the eco-tourism and blue economy markets, with the climate resilience features providing for mitigation of seasonality and thus outperformance relative to occupancy/utilization benchmarks over the entire year.
